Preços da terra e acessibilidade aos centros de emprego em Cali: análise exploratória com informações 2015-2017

A acessibilidade a oportunidades de emprego e a variabilidade dos preços da terra representam ideias centrais do modelo canônico de localização residencial. Este artigo explora a distribuição dos preços da terra e a acessibilidade diferenciada aos centros e subcentros de emprego em Cali. Utilizando algumas estimativas econométricas espaciais com efeitos de spillover e a calibração de um modelo de ponderações geográficas, explora-se a não sazonalidade dos preços da terra, a variabilidade paramétrica da segregação residencial e a acessibilidade diferencial às centralidades de emprego. As estimativas sugerem, uma vez considerada a endogeneidade, que a segregação e a acessibilidade são significativas na explicação do comportamento dos preços da terra.
